Both are developed by the LDS church as vital part of the complete Downtown Rising Project. As sisters they have similarities and family resemblances, both elegant in design and functionality, both high rise secured buildings, each with retail shops on the bottom floor,both in the center of downtown with it’s plethora of diversions i.e. night life, sporting events, theater, symphony, opera, and all that is exciting about downtown living. Oh, and  both make a convenient home base to skiers (being within 30 minutes of 7 ski resorts)! Each sister, however, has it’s own personality and style.  The Regent is a sleek and contemporary glass tower with floor to ceiling windows which give panoramic views of mountains , city scapes and the manicured terraces surrounding it.  Here you will find simple and efficient floor plans. Richards Court, however is modern with a hint of tradition.  The two brick buildings (called East and West) face each other with a courtyard between them landscaped with cool fountains, shade trees, leisurely walkways, leading to the retail development of CityCreek.  To the north, you will find Temple Square, need we say more? The elegant condos themselves range from studios and 1 bedroom (770-1100 sq ft) to 2 bedrooms & 2 or 2 1/2 bth units (1200- 2100 sq ft). Large picturesque windows (not floor to ceiling like the Regent, but beautiful none the less) frame beautiful views of  either Temple Square, Courtyard, or Cityscape.  Some have fireplaces, some have formal dining rooms, all are elegantly appointed. Amenities at Richards Court Condos include, of course, a state of the art fitness center stocked with lots of cardio Richard Court Condosequipment, free weights and well just about everything.  On the same floor is a common room for entertaining and parties for it’s residents complete with a big screen TV, and furniture for lounging and conversation.  The kitchenette off the common room is an ideal place for staging for hosts or caterers.     I have had all kinds of questions since I wrote the blog about Regent Condominiums, part of the City Creek Project, and one of the most asked questions is what are the HOA Dues.  So rather than answer everyone individually, don’t get me wrong I LOVE talking to you individually…my favorite thing to do…but being the information gathering sleuth that I am, I thought this would make a great follow up to the original blog.

    So, here is the scoop, straight from one of the lovely sales people at the sales center.  Dues for the Regent are going to be figured on a square foot basis.  This is becoming quite popular with urban high rise condos, to base fees on kind of a user basis. The bigger percentage of the building you occupy, the more you need to contribute to its maintenance and well being.  So, for the Regent condominiums, the fee will be $.26 per sq ft.  Now, this is the preliminary fee, it might go up or down depending on where things are when the condos are finished in mid 2011.  But right now that is where it stands.

    Other Condos In Downtown Salt Lake

    Now, in urban or downtown condos, HOA dues pay for almost everything, insurance, security, intercoms between the lobby and your unit, cleaning and maintaining not only the common areas of the building like the pool, event rooms, lobby, etc, they maintain the windows and the outside of the building, pay for the lighting in the halls, lobby, courtyard and other outside lighting, and they maintain the landscaping and courtyard that are all part of the Regent.  There may be other things that are included (although I am not sure on this one) like internet and satellite or cable tv, and perhaps the water as well.  I will check on that one and update you further in another post.

    So…here would be a breakdown of HOA dues for the Regent Condo project. This is a sample of the units that are Typical great room at the Regent Condosavailable, call me for others.

    • Studios     759-1074 sq ft       Dues:  $198- 280 per month (lower floors)
    • Studio with Den  1260-1562 sq ft   Dues:  $328-407 (differences are those with terraces and those with balconies)
    • One bedroom condo units  854-909 sq ft   Dues:  $222- 236
    • One bedroom with den 988-1295 sq ft  Dues:  $257-337
    • Two bedroom  1138-1514 sq ft  Dues:  $296-394
    • And the 1,000,000 properties 2 bedroom with den 1455 -2157 sq ft Dues:  $379-561
