The long awaited opening of the Promontory on South Temple Condos is finally here.  The newest sister to the Regent (scheduled to open in August this year) and Richards Court (open for occupancy and still has units left for sale), the Promontory on South Temple (it’s official name…but some folks call it Promontory Point which we all know is north of here, but that’s another blog) is an elegant 30 story high rise that boasts 185 units ranging from studios to penthouses all with picturesque views of cityscape, mountains and Temple Square.

Promontory on South Temple condos come equipped with  gourmet kitchens all with stainless steel appliances, which include gas cook tops, and designer lighting.  Granite counter tops accentuate the rich cherry wood finishes on the cabinetry and the hardwood floors that flow from the entrance all the way through the living area.

In some of the larger 2 bedroom condominiums you will find floor to ceiling windows spanning the front of the living areas that will augment the panoramic views.

Bathrooms are exquisitely appointed with a grand master bath (separate tub and shower) in the Master Suite, beautiful tile work, and the same rich granite and cabinetry combinations that you find in the kitchen area.  The main bath is equally appointed with a large shower, same finishing touches, double sink, and plenty of room.

is varied, and will depend mostly on the floor you choose . The higher you go, the better the view, the more you pay. And Remember,  the most expensive and the least expensive, as in all condominium projects, will always go first.

1 bedrooms- 941-1353sq ft sart at $255,000

2bedrooms- 1295-2023sq ft start at $388,000

3 bedroom- 2256-3406 sq ft start at $1,466,000

    Regent Condos-07 Units

    The Regent Condominiums in Downtown Salt Lake City have a different flavor than their older sister Richards Ct. They are sleek and modern, with unusual floor plans like the 07 suites.

    Each floor of the Regent from4-16 has the same configuration , and quite honestly, the 07 units are my favorite!  Course I have never liked “traditional”, so this is right up my alley!  These condo units face south and west , so the sun w

    ill be filtering in during the winter (and for those of us who are S.A.D.S in the winter.. that is marvelous) and they are one of the 4 suites on each floor that has a balcony.

    What I find intriguing about this particular floor plan is the quirky bedroom shaped like a triangle.  The outside of the  Regent building starts it’s uni

    que curve here, so the floor to ceiling windows will frame a a gorgeous view

    (especially the higher you go), and there is ample room for a nice comfy king bed.  The master bath has a separate tub and shower (I’m a bath person so that appeals to me), walk in closet, and well,  the whole bedroom is just entrancing.

    The kitchen in the 07 suites at the Regent is a little different as well, being an L shape with an island bar.  Most other units are galley type (straight line with bar in front) and a breakfast nook toward the back.  The dining area on the 07 ‘s actually gives you that cityscape view from the floor to ceiling windows in the living area.

    The 07 condos also contain a den (not to be confused with a 2nd bedroom as these have no windows, no closet, a folding door and are a bit smaller) and a guest 1/2 bath.

    This floor plan at the  Regent Condos has a total sq footage of 1410 (including 115 sq ft balcony) and range in price from $435,000 to $792,000 depending on the floor you pick. (The higher you go, the more you pay!)

Both are developed by the LDS church as vital part of the complete Downtown Rising Project. As sisters they have similarities and family resemblances, both elegant in design and functionality, both high rise secured buildings, each with retail shops on the bottom floor,both in the center of downtown with it’s plethora of diversions i.e. night life, sporting events, theater, symphony, opera, and all that is exciting about downtown living. Oh, and  both make a convenient home base to skiers (being within 30 minutes of 7 ski resorts)! Each sister, however, has it’s own personality and style.  The Regent is a sleek and contemporary glass tower with floor to ceiling windows which give panoramic views of mountains , city scapes and the manicured terraces surrounding it.  Here you will find simple and efficient floor plans. Richards Court, however is modern with a hint of tradition.  The two brick buildings (called East and West) face each other with a courtyard between them landscaped with cool fountains, shade trees, leisurely walkways, leading to the retail development of CityCreek.  To the north, you will find Temple Square, need we say more?         I have had all kinds of questions since I wrote the blog about Regent Condominiums, part of the City Creek Project, and one of the most asked questions is what are the HOA Dues.  So rather than answer everyone individually, don’t get me wrong I LOVE talking to you individually…my favorite thing to do…but being the information gathering sleuth that I am, I thought this would make a great follow up to the original blog.

        So, here is the scoop, straight from one of the lovely sales people at the sales center.  Dues for the Regent are going to be figured on a square foot basis.  This is becoming quite popular with urban high rise condos, to base fees on kind of a user basis. The bigger percentage of the building you occupy, the more you need to contribute to its maintenance and well being.  So, for the Regent condominiums, the fee will be $.26 per sq ft.  Now, this is the preliminary fee, it might go up or down depending on where things are when the condos are finished in mid 2011.  But right now that is where it stands.

        Other Condos In Downtown Salt Lake

        Now, in urban or downtown condos, HOA dues pay for almost everything, insurance, security, intercoms between the lobby and your unit, cleaning and maintaining not only the common areas of the building like the pool, event rooms, lobby, etc, they maintain the windows and the outside of the building, pay for the lighting in the halls, lobby, courtyard and other outside lighting, and they maintain the landscaping and courtyard that are all part of the Regent.  There may be other things that are included (although I am not sure on this one) like internet and satellite or cable tv, and perhaps the water as well.  I will check on that one and update you further in another post.

        So…here would be a breakdown of HOA dues for the Regent Condo project. This is a sample of the units that are Typical great room at the Regent Condosavailable, call me for others.

        • Studios     759-1074 sq ft       Dues:  $198- 280 per month (lower floors)
        • Studio with Den  1260-1562 sq ft   Dues:  $328-407 (differences are those with terraces and those with balconies)
        • One bedroom condo units  854-909 sq ft   Dues:  $222- 236
        • One bedroom with den 988-1295 sq ft  Dues:  $257-337
        • Two bedroom  1138-1514 sq ft  Dues:  $296-394
        • And the 1,000,000 properties 2 bedroom with den 1455 -2157 sq ft Dues:  $379-561
